Quick answer
HVAC sanitization means applying an EPA-registered disinfectant through the air handler and ductwork after they have been mechanically cleaned. It helps control odor-causing bacteria and microbial growth. It only works on clean surfaces, which is why it comes after the cleaning, not instead of it.

Clean first, then sanitize

A disinfectant can’t reach the duct surface through a layer of dust. That’s why we never sell “fogging only.” The system is cleaned first, then sanitized.

When sanitization helps

  • A musty or sour smell when the AC starts
  • After rodents or insects have been in the system
  • After water got into the system
  • Homes with pets or long gaps between cleanings
About mold: heavy growth usually means a moisture problem, like a condensate issue or duct sweating. We’ll show you what we find, and that moisture source has to be fixed too, or the growth comes back.

You need a cleaning if your vents look like this

Gray fuzz on the grilles, dark streaks around the ceiling vents, or dust that shows up again days after you clean are all signs of buildup inside the duct system. Florida’s humidity makes it worse, because dust and moisture on a cool coil are what cause that musty AC smell.

FAQ: air duct cleaning

Is the disinfectant safe?

We use an EPA-registered product labeled for HVAC use and follow its label directions, including how long to stay out of the area.

Can fogging alone fix a smell?

Usually not. The system has to be cleaned and the moisture source fixed first.
